    Insights into Property Valuations for Development Lands

    Property Valuations for development lands are important because they constitute the entry level price for a developer to understake any development. If the entry level price is too high, higher than what it ought to be, then it would have a major impact on not only the profitability of the development but it will have down-the-line consequences for the end purchasers of property and that will have knock on effects on the overall price level for various units of development such as commercial spaces and residential properties whether landed or not landed. This presentation will reveal the mechanics of value with a discounted cash flow model for an in-depth understanding of the price of a development land and will also go further and suggest ways in which, in the medium to long term, the price for development land can be brought down in the market place for the ultimate benefit of consumers.

    Case Study: Building a smart, green, self-sustaining city of the future

    Developers with large-scale ambitions have a unique opportunity – to create cities and buildings of the future. Architect Nicholas Ho knows a thing or two about this, having masterminded the hugely ambitious ‘New Manila Bay – City of Pearl’, a major project between the Philippines and Chinese governments as part of the One Belt, One Road initiative. The city is designed to be as efficient as possible, being run by artificial intelligence. It is also green, self-sustaining, and not dependent on anything or anyone else.

    In this short talk Ho describes his vision for the project, and how plans City of Pearl will be a regional frontrunner in many respects.
